Sewer Line Repair Without Tearing Everything Up

The traditional picture of sewer line repair, a trench dug across the yard, a torn-up driveway, landscaping destroyed, patio blocks stacked to the side, is not always the only option. Trenchless technology has changed what’s possible for sewer line repair and replacement, and for lines that meet the eligibility criteria, the difference in disruption to your property is significant.

Trenchless pipe bursting replaces a failing sewer line by pulling a new pipe through the old one, bursting the old pipe outward as the new line is drawn into place. Epoxy pipe lining, also called CIPP, or cured-in-place pipe, coats the interior of an existing pipe with a structural epoxy resin that hardens into a new pipe within the old one. Both methods require access points rather than a full trench. Both restore the sewer line without excavating the full path.

We provide trenchless sewer repair and epoxy pipe lining for residential and commercial customers throughout Metro East Illinois. Priority Plumbing Services is licensed, bonded, and insured in Illinois (License No. 055-045366). Every trenchless repair job is backed by our 1-year warranty and 100% satisfaction guarantee, and we only recommend trenchless methods when the pipe condition and layout genuinely support them.

Signs Trenchless Repair May Be Right for Your Sewer Line

A sewer line with a crack, a joint separation, or root intrusion entry points that hasn’t reached full collapse is a candidate for epoxy lining, the liner seals cracks, closes root entry points, and creates a new structural surface inside the existing pipe without excavating it. If your line has been backing up due to root intrusion or small cracks but the pipe isn’t collapsed, lining may resolve it without a trench.

Urgency: Schedule a camera inspection — lining eligibility depends on pipe condition a camera confirms.

A sewer line that fails under a concrete driveway, a paved patio, a retaining wall, or mature landscaping creates a choice: excavate and destroy the hardscape and landscaping, or use trenchless methods to reach the line from access points at each end. Trenchless pipe bursting or lining can often address failures beneath hardscape that would cost far more to restore than the pipe repair itself.

Urgency: Call for a trenchless assessment before excavation is quoted — the difference in property impact may change the decision.

A sewer line that’s deteriorated throughout, cast iron scaling heavily, clay tile joints consistently failing, but hasn’t collapsed entirely is a candidate for pipe bursting replacement. The old pipe is burst outward and a new HDPE line is pulled into its place in a single operation requiring access pits at each end rather than a full trench.

Urgency: Schedule a camera inspection to assess pipe condition and trenchless eligibility before the line fails completely.

Sewer lines running under commercial parking lots, loading areas, finished commercial interiors, or landscaped commercial property carry significant restoration costs if traditionally excavated. Trenchless repair limits the access footprint and eliminates most of the surface restoration expense, a meaningful cost difference on commercial jobs.

Urgency: Get a trenchless assessment alongside any traditional excavation quote — the comparison may favor trenchless significantly.

Epoxy lining isn’t limited to underground sewer lines, it’s also used for corroded or cracked interior pipe in finished spaces where opening walls or floors would require significant restoration work. Lining the pipe from the interior avoids the demolition and rebuild cost of accessing the pipe conventionally.

Urgency: Call for assessment — epoxy lining eligibility for interior pipe depends on pipe diameter, access, and condition.

Types of Trenchless & Epoxy Repair We Handle

A hydraulic head is pulled through the existing sewer line, bursting the old pipe outward into the surrounding soil as it travels. A new HDPE pipe is attached to the head and pulled into place behind it, replacing the old line entirely without a full trench. Requires an entry pit and a receiving pit at each end of the replaced section. Most effective for full sewer line replacement in lines that are structurally failing but not severely collapsed.

A flexible liner saturated with structural epoxy resin is inserted into the existing pipe and inflated against the pipe walls, then cured in place, creating a new pipe within the old one. The cured liner seals cracks, closes root entry points, and restores structural integrity to the pipe without excavation. Most effective for cracked, root-invaded, or corroded pipe that is still intact enough to support the liner during installation.

Localized epoxy patching of a specific crack, joint failure, or small section of deteriorated pipe, applied from the interior without accessing the exterior of the pipe. Used when the damage is isolated to a specific point in an otherwise sound line. Less extensive than full lining and significantly less expensive for targeted failures.

Trenchless pipe bursting and epoxy lining for commercial sewer lines under parking lots, commercial interiors, and developed commercial property throughout Metro East Illinois. Commercial trenchless jobs often involve larger diameter pipe, we assess diameter and access requirements as part of the initial evaluation.

Benefits of Trenchless Sewer Repair

Traditional sewer excavation requires a trench the full length of the line, across the yard, through landscaping, and through any hardscape in the path. Trenchless pipe bursting and epoxy lining replace or repair the line from access points at each end, leaving everything between those points undisturbed. For properties with mature landscaping, paved driveways, or hardscape over the sewer line path, the difference in disruption, and the cost of restoration, is substantial.

A traditional sewer line excavation and replacement involves multiple days of digging, pipe installation, backfill, compaction, and surface restoration. Trenchless pipe bursting is often completed in a single day, the access pits are small, the pipe pull is fast, and there’s no trench to backfill along the full line path. Epoxy lining cures in hours, not days.

HDPE pipe used in trenchless pipe bursting carries an expected lifespan of 50 years or more. Cured-in-place epoxy liners are similarly durable, the Plastics Pipe Institute rates properly installed CIPP liners for a service life of 50 years under normal operating conditions. A trenchless repair done correctly is not a temporary fix, it’s a long-term solution.

Trenchless methods aren’t the right answer for every sewer line situation. A severely collapsed pipe can’t support a liner during installation. A line with multiple 90-degree bends may not allow a pipe bursting head to travel through it. We assess trenchless eligibility honestly, camera inspection first, and recommend it when it fits the pipe condition and layout. If traditional excavation is genuinely the better approach for your situation, we’ll tell you that instead.

Trenchless & Epoxy Repair Questions

What is trenchless sewer repair and how does it work?

Trenchless sewer repair covers two main methods: pipe bursting, which replaces the existing sewer line by pulling a new pipe through the old one while bursting it outward; and epoxy pipe lining (CIPP), which coats the inside of the existing pipe with a structural resin that hardens into a new pipe surface. Both methods require only small access pits at each end of the repaired section rather than a full trench along the line path.

For properties where traditional excavation would require significant hardscape or landscaping restoration, trenchless often costs less in total, even if the pipe repair itself is priced similarly, because the restoration cost is eliminated or greatly reduced. For properties with easy excavation access and minimal surface disruption concern, traditional excavation may be equally cost-effective. We provide both options and the honest comparison when both are applicable.

Yes, if the crack doesn’t represent a complete structural failure of the pipe. Epoxy CIPP lining seals cracks from the interior, closes root entry points, and restores structural integrity without excavation. The pipe needs to be intact enough to support the liner during installation, a severely collapsed or heavily deteriorated pipe may not be a lining candidate. Camera inspection confirms eligibility.

Properly installed CIPP epoxy liners are rated for a service life of 50 years under normal operating conditions by the Plastics Pipe Institute. HDPE pipe used in trenchless bursting carries a similar expected lifespan. A trenchless repair done correctly is a long-term fix, not a patch that buys a few years before excavation becomes necessary anyway.

Trenchless repair typically ranges from $5,000 to $25,000 depending on line length, pipe diameter, method, and access conditions. The total cost comparison vs traditional excavation depends significantly on the restoration costs that traditional methods would require for your specific property. We provide written estimates covering both options so you have a real comparison before deciding. Financing available through Wisetack.
